Pacific Design Estates Construction is, by design, a relatively small, hands-on company where every member of out staff is familiar with each project and plays an integral role in the construction process. In addition, we are a local company based in Costa Mesa with a satellite trailer in Shady Canyon. This presence affords us better control, job accessibility, and the ability to respond quickly and efficiently to any situation that could arise requiring the attention of any staff member.

We believe that the strength of our company lies in the ability and expertise of our field personnel. While Pacific Design Estates Construction is a relatively new company, it is important to note that our field construction team has a tremendous amount of experience in the high-end custom home building business. In addition to my development and home building involvement, our Director of Construction, Dennis Bear, has over 30 years experience in the custom home construction business as the owner of his own general contracting company. Our project superintendents are highly qualified people all of whom have at least 10 years experience in the construction industry. The remainder of our staff included an administrative assistant and two accounting personnel. At the present time all of our construction activity is being performed by outside subcontractors.

Our relationship with the Irvine Company continues to be excellent, ongoing and beneficial our clients. Pacific Design Estates Construction was honored to be among the original guest builders invited to participate in Shady Canyon. Because of our positive performance in this regard, we are currently in discussions with the Irvine Company to participate in further guest builder programs for one of their future developments. Additionally, I have served homeowners boards at the request of the Irvine Company and currently serve as a board member for Shady Canyon.

There are many components of a successful project. The following are just some of the services we provide to insure an easy transition thought the entire construction experience:

Pre-Construction
• Attend all design review meetings with all consultants
• Formulate conceptual and working budgets to control costs – extremely important
• Develop schedule
• Interface with all engineers, architect and other consultants
• Provide computerized disks of your home for visual critique
• Liaison between owner and government agencies
• Provide Schedule for decision deadlines for planning
• Obtain competitive bids for all scopes of work
• Contract administration

Construction
• Provide full time site supervision with project manager
• Backup – shared supervision optional
• Provide daily job reports for review
• Provide weekly budget and schedule updates for review
• Lead job review meetings with owner and consultants
• Obtain all subcontractor lien releases and insurance certificates

Post-Construction
• Punch list item action
• Assist with all utility companies for move in service
• Arrange for maintenance and other service after move in
• Provide comprehensive warranty and service book.
